NOTICE IS HEREBY GIVEN that default has been made in the terms and conditions of the Declaration of Gleason Farms Carriage Homes Association, (hereinafter the Declaration) recorded in the office of the County Recorder of Hennepin County, Minnesota as Document No. 7644767 (as amended), which covers the following property:
Legal Description: Unit No. 1206, Gleason Farms Carriage Homes, CIC No. 1045
Property Address: 18123 70th Avenue North, Maple Grove, Minnesota 55311
PID: 30-119-22-43-0229
THAT pursuant to said Declaration, there is claimed to be due and owing as of February 25, 2013, from Travis Heppner and Anna Morgan, title holders, to Gleason Farms Carriage Homes Association, a Minnesota non-profit corporation, the amount of $5,497, plus additional assessments and other amounts that may have accrued since the date of this notice, including the costs of collection and foreclosure;
THAT prior to the commencement of this foreclosure proceeding, Lienor complied with all notice requirements as required by statute; that no action or proceeding has been instituted at law or otherwise to recover the debt secured by said lien, or any part thereof;
THAT the owners have not been released from their financial obligation to pay said amount;
THAT pursuant to Minn. Stat. ‘ 515B.3-116, said debt creates a lien upon said premises in favor of Gleason Farms Carriage Homes Association, as evidenced by a lien statement recorded on March 29, 2012, in the office of the Hennepin County Recorder’s Office as Document No. A9769246;
THAT pursuant to the power of sale granted by the owners in taking title to the premises subject to said Declaration, said lien will be foreclosed by the sale of said property by the sheriff of said County at the Hennepin County Sheriff’s Office, Civil Division, Room 30, 350 South 5th Street, City of Minneapolis, County of Hennepin, State of Minnesota, on April 18, 2013, at 10 a.m., at public auction to the highest bidder, for cash, to pay the amount then due. The time allowed by law for redemption by the unit owners, their personal representatives or assigns is six (6) months from the date of said sale.
DATE TO VACATE PROPERTY: The date on or before which the owner must vacate the property if the account is not brought current or the property redeemed under Minn. Stat. ‘ 580.23 is October 18, 2013. If the foregoing date is a Saturday, Sunday or legal holiday, then the date to vacate is the next business day at 11:59 p.m.

MAPLE GROVE MEETING NOTICE
STORMWATER POLLUTION PREVENTION
The City of Maple Grove will be hosting the National Pollution Discharge and Elimination System (NPDES) Phase II annual public meeting in the Mayor’s Conference Room at the City Administrative offices, from 6:30 to 7:30 p.m., Wednesday, April 17, 2013. This public meeting will serve to inform city residents and local officials about the implementation and status of the City’s Stormwater Pollution Prevention Plan (SWPPP). The SWPPP may currently be viewed at the city engineering department and is available at the City’s website.
The SWPPP will be summarized in the first 20 minutes of the meeting. The remaining 40 minutes will be allotted for questions and answers. Questions and comments regarding the SWPPP may be made either verbally or in writing during the meeting. Written comments will be answered within three weeks after the public meeting. Questions regarding the SWPPP may be directed to Rick Lestina at the Engineering Department of the City of Maple Grove Administrative Offices (763-494-6354).

Notice is given that an Application for Informal Probate of Will and Informal Appointment of Personal Representative was filed with the Registrar, along with a Will dated August 21, 1974. The Registrar accepted the application and appointed Joel S. Franz, whose address is 8019 32nd Ave. N., Crystal, MN 55427, to serve as the personal representative of the decedent’s estate.
Any heir, devisee or other interested person may be entitled to appointment as personal representative or may object to the appointment of the personal representative. Any objection to the appointment of the personal representative must be filed with the Court, and any properly filed objection will be heard by the Court after notice is provided to interested persons of the date of hearing on the objection.
Unless objections are filed, and unless the Court orders otherwise, the personal representative has the full power to administer the estate, including, after thirty (30) days from the issuance of letters testamentary, the power to sell, encumber, lease, or distribute any interest in real estate owned by the decedent.
Notice is further given that, subject to Minn. Stat. § 524.3-801, all creditors having claims against the decedent’s estate are required to present the claims to the personal representative or to the Court within four (4) months after the date of this notice or the claims will be barred.
