ADO Products signs lease for 57,000-square-foot Rogers facility

ADO Products, LLC has signed a lease for 57,067 square feet of space in its new bulk warehouse building, Liberty Industrial Park at Diamond Lake – Building 2 in Rogers.

Liberty Property Trust announced that ADO Products, LLC has signed a lease for 57,067 square feet of space in its new bulk warehouse building, Liberty Industrial Park at Diamond Lake – Building 2 in Rogers.
The 227,000-square-foot Class A property, located at 13220 Wilfred Lane North, is designed to achieve LEEDÒ certification. It is expected that ADO will move into the space in March 2013.
“This is a very exciting way to end the year,” said Dave Jellison, senior vice president and city manager for Liberty in the Minnesota region. “We broke ground on this building in June and interest in it was immediate. ADO Products was among the earliest to recognize the benefits our new building offers and we are pleased to welcome them as the first tenant at our building.”
The new building was developed on a section of a 55-acre parcel Liberty bought in 2011 and represents an investment by Liberty of approximately $14 million. It offers distinct entrances, 32-foot clear height, 54×40-foot column spacing with a 60-foot deep column-free speed bay, and energy efficient lighting and heating, allowing Tenants to save money on utilities. The warehouse offers 27 dock doors, two drive-in doors and clerestory windows to allow natural light into the space. Trailer and outdoor storage are abundant.
The exterior of the building features architectural elements at the corners and the entries have attractive 30-foot high glass panels.
The architect for the project is Edward Farr of Edward Farr Architects, Inc., and the general contractor is Anderson K.M Builders.
Jeff Minea of CGC Commercial represented the tenant.
After purchasing the acreage, Liberty began designing the master-planned Liberty Industrial Park at Diamond Lake. The park was conceived to hold three industrial buildings.
In June 2011, Liberty sold approximately 21 acres to Medline for the development of its warehouse building. A year later, the company broke ground on 13220 Wilfred Lane North, the second building. A third, sister building of similar size is planned for development in the coming years and will complete the development of the site.
In addition to Liberty Industrial Park at Diamond Lake, Liberty also owns Rogers Distribution Center, a 147,160-square-foot, 32-foot clear height, multi-tenanted warehouse distribution center constructed in 2008 on 9.14 acres of land.
Rogers Distribution Center was purchased at 41 percent occupancy. Occupancy has reached 85 percent and just 24,825 square feet of space remain available for lease at the location.
In total, Liberty Property Trust owns and manages nearly 4.6 million square feet of office, flex and industrial property in Minnesota.
